1. Minor repairs and preparation for photos

 

Buyers see photos first — not your story.

That’s why we recommend:

  • repainting walls (neutral colors)

  • fixing small issues (handles, sockets, faucets)

  • removing personal items and excess furniture

  • cleaning the property to a “like new” condition

2. Property price – the most common mistake

This is where most people make mistakes. When asked how to set the price, we say it directly:

don’t guess — use data.

In practice, we:

  • compare similar sold properties

  • analyze the location (city center, Palić, surrounding areas)

  • evaluate the condition and floor level

  • assess real market demand

Price too high = no inquiries

Price too low = loss of money

That’s why we always recommend involving an agency — not for listing, but for an accurate market valuation.

3. Documentation – no sale without it

This is where many sales get stuck. Before listing, we always say:

documents first — everything else comes after.

The most common documents:

  • title deed / cadastral extract

  • owner’s personal documents

If the property was acquired:

by inheritance

  • a probate decision is required

as a gift

  • a gift agreement / decision is required

If the documentation is not in order, the buyer will walk away — or the price will go down.
